September 2013 Project Update

WASHINGTON PARK

It’s festival season at Washington Park, which hosts the Cincinnati Celtic Festival, City Flea and MidPoint Music Festival on consecutive weekends. We’ve extended the popular free Tuesday evening yoga classes through October, so come find your center in Over-the-Rhine’s favorite gathering place.

FOUNTAIN SQUARE

September at the Square includes Bengals tailgate parties, especially the big “Monday Night Football” game Sept. 16 against Pittsburgh, plus iconic events like Cincy Beerfest, Oktoberfest and Cincinnati Zombie Walk. The popular Strauss Troy Market on the Square continues at lunchtime every Tuesday in September.

The permit has been approved and construction is underway for Sweet Petit Deserts. Mehcanical rough-ins are underway and the tenant is coordinating with the builder on tile, paint, equipment, and lighting. They will be open for business in October.

WESTFALEN LOFTS II

Construction is progressing on schedule for completion in late September 2013., at which point unit layouts and pricing will be announced. Buildings have entered trim carpentry stage and landscaping has begun.

TEA COMPANY TOWNHOMES

Framing is complete and mechanical rough-ins are underway. Crews continue to install windows, flooring, and mechanicals so that drywall can follow shortly after. 3CDC staff is working with a potential tenant to determine feasibility for the commercial space. The residential units are expected to be listed in January 2013 and will include 1-BR, 1.5BR, 2BR, and single-family townhome units.

REPUBLIC STREET LOFTS

Republic Street Lofts are complete and for sale. Units feature on-site parking and range in size from studios to 1-BR units.

HUMMEL BUILDING

Residential units are complete. Three of 4 have contracts to close in mid September.

PARK HAUS

100% of Park Haus properties are now complete, under construction, or under contract to purchase.

Build-out of the approximately 40-seat restaurant has begun and the restaurant is scheduled to be open this Fall. The design team is busy selecting lighting fixtures, tile, furniture, and customizing millwork to make this restaurant truly unique.

MERCER COMMONS

The first Mercer Street residents moved in the first week of September. Five of the 11 Mercer Historic units have sold, and three are under contract. The One Mercer mixed-use building on Vine Street (12 units) and the Mercer Townhomes (5 units) are schedule for completion in Fall 2013.

UNION HALL

City Studios Architecture has completed the design for this LEED Silver building and the project is currently out to bid. Construction will begin later this fall.

B-SIDE APARTMENTS

Windows are currently being installed and will be followed by finishes. Rental units are anticipated to be available mid-October.
