October 2019 Updates

BEHLEN

Crews have installed all the historical windows and are now prepping to install the hardwood floors at the Behlen. The exterior of the buildings has been painted and crews are finishing up the storefront along Vine street. Work will soon be starting on the backside of 1432 to begin pouring the first-floor concrete slab.

4TH & RACE

Crews made significant progress during October at the 4th & Race project site. They celebrated the topping out of the garage in late October, and progress continues on the upper levels of the building. Crews have poured the ramp for the loading docks, and masonry work continues on the first level. COLUMBIA FLATS

At Columbia Flats, 18 apartments are complete and ready for move in. Five residents who have leased units have already moved into the building and seven more units have been leased. There are 18 additional units where finishes are ongoing, including paint and final touch up. The remaining units are expected to be finished by the beginning of November. Floor installation of the commercial spaces has started, and the new exterior courtyard is complete. The courtyard will serve as a partial patio space for the first-floor commercial tenants and will also serve the residential tenants. Full completion of the commercial spaces is expected in November.

COURT STREET CONDOS

At the Court Street Condos, construction is wrapping up on residential units. Three units have sold, and another six units are under contract. The outdoor plaza is complete and open, featuring a permanent installation from this year’s Blink festival. Interior finishes are currently ongoing in units located at 50 Court St. and 1003 Walnut St. These finishes include appliance installation, shower door finishes, countertop installation and historic stair repairs.

ELM INDUSTRIES

Crews have installed all hardwood floors on the second, third and fourth floors and have installed all of the historical windows at Elm Industries. Crews are finishing the remaining drywall work on the first floors and elevator lobbies. The street-level storefront windows are expected to be completed next week and the interior office storefront is scheduled to be installed in the coming weeks.

MEINERS

At Meiners, crews are installing floor trim and appliances on the second to sixth floors. The exterior limestone is being cleaned, and the first-floor brick is being painted. The first-floor interior is being primed for painting before interior finishes begin. The storefront is installation is also ongoing.

RENNEN & BEECHER FLATS

Two commercial tenants have signed leases for spaces at Rennen and Beecher Flats. The Standard Beer Shop began build-out construction in late October. Fillo Greek Bakery has bid the project to multiple contractors and the selection process is in progress. Construction is projected to begin mid-November.
