October 2015 Project Update

ENCORE URBAN LIVING

Construction has commenced on a mixed use project on Sycamore Street between 7th and 8th Streets in Downtown Cincinnati. 3CDC is developing a 500-car parking garage with roughly 7,000 SF of street-level commercial space. North American Properties plans to construct a 131-unit residential tower above the garage once complete. The garage portion of the project is expected to be completed in the summer of 2016.

1201 WALNUT

The former Pabst Bedding Warehouse at 1201 Walnut is now fully occupied. In addition to 3CDC, AGAR, and Market6, which have all been in their respective offices since the first half of 2015, KMK Law has also taken tenancy of its satellite office on the ground floor. Additionally, the Lachey brothers’ eponymous restaurant and bar continues to successfully operate in the street-level commercial space.

15 W 14TH

Low Spark, a 1,032-square-foot bar on the ground floor of 15 W. 14th, officially opened its doors to the public in late October. Low Spark, the newest concept from Four Entertainment Group (4EG), joins previous tenant Yoga Bar, which has been operating on the second and third floors of the building since January.

MEMORIAL HALL

3CDC staff has engaged Triversity Construction as the general contractor for the renovation of Memorial Hall, and together the team is working diligently to close on various financing sources. Site work is expected to begin in November.

MERCER III TOWNHOMES

Work is progressing nicely on the nearly finished Mercer III Townhomes project. At 14 Mercer, crews are almost finished painting all four of the units, and fixtures and appliances are being installed. Meanwhile, the new townhomes are fully framed and roughed-in, and work is underway on drywall, flooring and the installation of exterior finishes. Construction is expected to be completed by late fall of 2015.

PARKSITE

Parksite is partially complete, and the first units finished are currently listed at www.OTRLiving.com. Unit 1 is staged with model furniture to show creative options on how the space can be used.

THE OSBORNE

All three of The Osborne’s buildings are nearing completion, as units at 1509 Pleasant Street are substantially complete, and units at 118 and 122 W. 15th Street are scheduled to be finished by the end of November. DAVID & REBECCA BARRON CENTER FOR MEN

The grand opening of the David and Rebecca Barron Center for Men was celebrated with a ribbon cutting in early October. Shortly thereafter, Shelterhouse staff members and clients moved into the brand new 79,000-square-foot facility.
