October 2013 Project Update

TRINITY FLATS

Holtman’s Donuts is now open and serving up “dessert comfort food’ from its newest location in the Trinity Flats. Stop by for a maple-glazed donut with bacon sprinkles.

GATEWAY I CONDOS

Article, a men’s clothing store, opened this month at 1150 Vine Street in the Gateway I Condominium building. Scroll down to the bottom of the Gateway I project page linked above to read more about it.

Construction is moving forward and the space is starting to take shape. The siding of the bar is installed and the bar top has arrived. The wood paneling on the walls is going up and the floor is being installed. Estimated completion date of mid-November.

Work continues on the below-grade garage decks. Perimeter walls and columns continue to be laid, reinforced and filled with concrete. Original support equipment will continue to be removed from the first deck and long-term support will be installed in its place. Sweet Petit passed its electric and plumbing inspections, paint is on the walls, the hood permit has been approved, the underlayment for the tile floor is being installed, and the sign permit has been approved. Everything is on schedule, with plans to be open when the certificate of occupancy is granted for the building (likely by November 1).

All finishes are selected and the project is on schedule to be finished at the end of November. Plumbing rough in is complete, electric rough in started this month, the structural work in the basement is complete with new footers and drains installed, and framing is up. The storefront windows and tile are both ordered. Opening will likely occur early to mid-December.

WASHINGTON PARK

FOUNTAIN SQUARE

October events on the Square continue with Trivia Night on Mondays, Scion’s Rocktober on Fridays, and Bengals Tailgate parties on Sundays. The Halloween Costume Contest and another Bengals Tailgate Party round out the month on October 31st before preparation for the US Bank Ice Rink and Macy’s Holiday Tree begins in November. REPUBLIC STREET LOFTS

The sales team held an open house in early October with good turnout. Units range from studios to 1BR and are priced from $94,900 to $229,900. Floor plans and pricing can be viewed at www.otrliving.com.

UNION HALL

Cintrifuse held an “Extreme Makeover” on October 4th at the 1311-1313 Vine location for its board members and other stakeholders. Officials and speakers removed a “ceremonial nail” from the wall of the historic beer hall to commemorate the beginning of construction.

WESTFALEN LOFTS II

Construction is progressing on schedule for completion in late October 2013, at which point unit layouts and pricing will be announced. Buildings have entered trim carpentry stage and landscaping has begun.

HUMMEL BUILDING

Two contracts have closed, the commercial space and unit 3 are in the process of closing, and unit 4 is still available.

NICOLAY

Construction at Nicolay is complete and the sales team is getting ready to start showing the units this Fall. The 1BR and studio units share access to a rooftop deck with a spectacular views of Washington Park, Music Hall, and the skyline of Downtown.

MERCER COMMONS

Mercer Commons Phase I: Six of the 11 Mercer Historic units have sold, and two are under contract. Marketing of the new Mercer Townhomes (5 units) will begin in October. The One Mercer mixed-use building on Vine Street (12 units) is scheduled for completion in January 2013.
Mercer Commons Phase II: Drywall is underway in 5 rehabs, and paint and finishes have begun in 2 rehabs. Steel was erected in the new construction building in September. The second floor slab will be poured in October and framing will begin immediately following.

B-SIDE APARTMENTS

Finishes, cabinets, appliances, and light fixtures are being installed currently. Both buildings are anticipated to be complete by the end of October.
