November 2020 Updates

4TH & RACE

The parking garage at 4th & Race is officially open to the public. Both hourly and monthly parking is available. Find out more about rates and apply for a monthly pass here. Sidewalks have also reopened, while mechanical, electrical, and plumbing work continues in the residential units. Balconies are also being installed at this time.

ACADEMY LOFTS

Construction on Academy Lofts is about 50 percent complete. New HVAC ductwork has been installed, electricians are completing rough-in work on each unit and will begin installing fixtures next week. Drywall is being installed and painters arrived on site this week. The studios, 1- and 2- bedroom units that make up the 10-unit building conversion will be finished in January 2021.

COURT STREET PLAZA

Court Street Plaza will be completed in two phases. Phase 1 saw excavation and underground utility installation, fire hydrant relocation, and gas main installation. Duke Gas has completed gas installation in the south lane and will be working on the north lane in the coming weeks. The south side of the street will be shut down for work on the westbound lane starting this week. The portion of Court Street included in the project is currently closed to through traffic. The westbound lane will be closed until mid-February, with the eastbound scheduled to reopen next week.

THE FOUNDRY

The redevelopment of the former Macy’s, located across the street from Fountain Square, is well underway, and the result will be a mixed-use development comprised of office and street-level commercial space. Crews are currently working on demolition of existing mechanical, electrical and plumbing systems. On the building’s exterior, crews are actively demolishing the existing façade, while the design on the new façade – featuring primarily glass to create lots of natural light inside the redeveloped structure – is ongoing.

GOSLING FLATS

Construction on Gosling Flats is in progress and is expected to finish July 2021. Structural framing is complete, and partition framing is in progress. Additionally, mechanical, electrical and plumbing work is in progress in each of the residential units as well as the street-level commercial space.

PERSEVERANCE

Work on Perseverance is steadily moving along. At 1505 Vine Street, fourth-floor framing is underway and fifth-floor trusses and sheathing are going up, and roof trusses were lifted last week. Flooring and walls are the focus at 1511 and 1517 Vine Street, with tile and hardwood floor going down at the former, and floor repairs being completed at the latter. Drywall, plaster and interior painting will round out work this month at both of those sites. Exterior lighting and storefront installation are taking place at 1513-1515 Vine, along with courtyard painting.

WILLKOMMEN

Foundation work for the new buildings being constructed as part of the Willkommen project is still ongoing at 1521 Vine Street and 1602 Pleasant Street. Meanwhile, construction will begin on the Republic Street site once the first-floor podium is complete. Underground utility coordination is taking place for the new building that will occupy 213 Woodward Street. All 16 historic buildings are currently undergoing renovations, with structural and masonry repairs and interior framing as the focus. Tile and hardwood flooring are being installed/updated across each site.
