May 2019 Project Updates

MEINERS

At The Meiners Building, drywall has been finished and primed on floors two through five, and final paint and light fixtures have been installed on floors two through four. Roofing work is complete, and exterior masonry repair and window installation is underway.

ELM INDUSTRIES

Crews have enclosed the new first-floor elevator lobby at Elm Industries. On the second floor, drywall installation is complete, and on the third and fourth floors, framing and rough-ins are ongoing. Window installation is complete, and work will begin shortly on the east façade (including the cornice rebuild).

COURT STREET CONDOS

At the Court Street Condos, crews are hard at work painting the exterior of the building. They will move west to east in the coming weeks as they continue paint work. In the west group of buildings, interior painting has started. Crews are also laying bathroom tile and finishing drywall installation in the west group of buildings. Meanwhile, in the east group, drywall installation will begin soon.

COURT & WALNUT

Crews are making major progress at the Court & Walnut site. Crews finished up installing drywall on Floor 11 and they also installed exterior wall panels on Floor 16. Installation of Kroger-level elevators are ongoing while exterior wall panels are being installed on Floors 17 and 18. In the coming weeks, crews will focus on electrical and water work on multiple floors while framing walls on the ground-level Kroger floors. COLUMBIA FLATS

At the Columbia, crews are continuing to hang and finish drywall throughout the southern portion of the building, and final paint is ongoing. As for the north half of the building, framing and rough-ins will continue with drywall installation to follow. Window delivery and installation will begin shortly. Crews have also begun preparing the new storefront, and the exterior courtyard work has begun.

BEHLEN

Framings and rough-ins continue at the Behlen project for floors two through five. New openings have been made connecting the upper portions of the 1432 building. Window installation and exterior masonry repair work is underway. Crews will begin painting the exterior of Behlen within the next month.

4TH & RACE

At the 4th & Race Project, progress is steadily continuing, and plans are already being made to fill tenant spaces within the building. 3CDC has selected Cushman & Wakefield’s retail team to market the roughly 22,000 square feet of available commercial space at 4th & Race. In recent weeks, underground electric conduits were installed and the excavation and mobilization for boring for the sanitary sewer was also completed. Crews are tapping the water line in the northwest corner of the site, and they will also tap the sanitary sewer line after boring is complete. RENNEN & BEECHER FLATS

At Rennen & Beecher Flats, crews are putting the finishing touches in and around the building. Trees near the street have been planted, and 3CDC is now working on securing street-level commercial tenants for the building. Condominium units are also for sale.
