July 2019 Project Updates


At the 4th & Race project site, crews finished the boring operation in the beginning of July. Crews also conducted pours on multiple floors and worked on plumbing and electrical rough-ins. Crews are working to finish all electrical, plumbing, and mechanical rough-ins, and drywall hanging is underway throughout the Behlen building. Elevator installation will begin in the next couple weeks. Exterior masonry repair is complete, and exterior painting will begin in August.


At Columbia Flats, finishes are ongoing, including paint, flooring, cabinets, carpet, and light fixtures. The historic cast iron storefronts have been cleaned and repainted, and the installation of new storefront glass is in progress. New window installation has also started on the south (13th Street) and east (Walnut Street) elevations. The new exterior courtyard is in progress. The courtyard will serve as a partial patio space for the first-floor commercial tenants, and also serve the residential tenants.


At Court & Walnut, crews are continuing to install exterior panels on the building. They are also framing, and completing wall finishes on the Kroger floors. In the past few weeks, crews have also installed glass, cabinets and interior doors on multiple floors. The new 35-space Central & Walnut Parking Lot is officially open, and it is conveniently located across the street from the Court & Walnut project. At the Court Street Condos, crews are beginning to paint the exterior of the final building and plan to complete painting by mid-August. Bathroom tile and other flooring continues to be installed. The cabinetry is also being delivered and installed, and crews are fabricating storefronts. Condo units are expected to be on the market in the next few weeks.


Crews have enclosed the first floor and have installed all remaining windows at Elm Industries. Electrical and plumbing rough-ins are finishing up on 3rd and 4th floors, and exterior painting and interior drywall hanging is ongoing. Additionally, installation of the elevator is set to begin in the coming weeks.


At Meiners, crews are working to repair the cornice along the roof. The storefront openings along 15th and Vine streets have been completed, in anticipation of the new storefront system to be installed in the coming weeks. Finishes, including installation of hardwood floors and cabinetry, will begin early August.


At Rennen & Beecher Flats, multiple condos are still for sale. 3CDC secured a lease signing with Fillo Bake Shop at the lone street-level commercial space in Rennen and is actively working to secure two tenants within Beecher Flats.
