January 2023 Updates

AVRIL LOFTS

Units at Avril Lofts have been listed for sale as of January, and two of the 14 units have already sold and closed. Crews are wrapping up finishing touches on the commercial space at 31 East Court Street, and 3CDC staff is in negotiations with a potential tenant. Contact Team Herr at Private Real Estate Collection for condo showings and continue checking the Condos Section of the 3CDC website for unit details, pricing and to view the units as they are listed.

THE FOUNDRY

At The Foundry, the future home of Five Iron Golf is well underway with walls 90% closed and drywall skimming underway. The overhead work for the bar has begun and sections of the finished walls have received primer. Prep work for the epoxy flooring recently began and exterior concrete work is now complete.

Divisions Maintenance Group (DMG)’s new office space has made considerable progress. Final roof and penetration work are complete as several other tasks continue, such as the hanging of hard lid ceilings and painting throughout the space. Electrical work is underway on all floors, restroom tile installation has begun and DMG has started maintenance and renovations for their dedicated elevator. In the coming weeks, casework installation, storefront glass installation and electrical tie-in work will begin. Lastly, DMG’s exterior sign package is officially in for permit.

ZIEGLER PARK

As underground work on the Ziegler Park expansion has progressed, the existing granite curbs have been reset on Yukon and site grading has begun. Concrete will be poured along Yukon in the coming days. The construction fencing may change to reflect these shifts in work areas. As a reminder, pedestrians will continue to have access along the construction site, but the exact path may change as the specific areas under construction evolve. Look for construction signage indicating the pedestrian paths.

Black Art Speaks continues to seek responses on a Call to Artist for public art in the expansion area. The deadline for submissions is February 26.

THE ANNIE

In December, the City of Cincinnati approved $2 million in TIF funding to close the final project gap at The Annie, allowing 3CDC to move forward with the project, which consists of the renovation of four historic buildings into 29 mixed-income apartment units located above 2,600 square feet of ground-floor commercial space. As such, construction is officially underway and crews are working on structural repairs and final interior demolition.

AUGUST FLATS

Drywall and plaster repair work is largely complete at August Flats. The installation of bathroom tile continues, and other flooring work is also underway. Crews will begin installing plumbing and electrical fixtures in the coming weeks.

ADELINE LOFTS & WEBSTER FLATS

At Adeline Lofts, the installation of tile flooring is progressing nicely in the kitchen areas. Drywall work is nearly complete and kitchen cabinets are due to arrive soon.

Bathroom tile work is complete at The Webster. The kitchen cabinets and windows have been installed and exterior painting is complete. The commercial storefront is currently being installed and flooring work will begin in the near future.
