January 2021 Updates

4TH & RACE

Construction on the residential portion of 4th & Race continues with wall-framing, and mechanical, electrical and plumbing work. Residential elevators are nearly finished, and the parking garage and residential lobby entrance canopies have been installed. The temporary overhead protection at the corner of 4th & Elm streets was removed in mid-January, and the buck hoist that helps get construction materials to upper stories will be removed in mid-February.

ACADEMY LOFTS

The residential units at Academy Lofts are nearly complete, with cabinets and countertops being installed in each of the 10 units. Painters are working in each unit, while plumbing and lighting fixtures are being installed throughout. Units will be finished and on the market this month.

COURT STREET PLAZA

At the Court Street Plaza, Duke Energy has completed its work, reopening the southern (eastbound) lane to through traffic. Meanwhile, crews have continued to pour concrete sidewalks on the northern side of the street. In addition, demolition of the existing median has been completed and trench drain formation on the southern side of the street is underway.

THE FOUNDRY

Construction of the new LED board at The Foundry is underway. Demolition of the existing screen began in early January, and a steel frame has been installed for the new board. In addition, demolition of the façade has been completed, but is still ongoing in the elevator shafts inside the structure. Mechanical, electrical and plumbing work will begin in April, with installation of the new glass façade expected to begin in May.

GOSLING FLATS

Construction at Gosling Flats is moving along nicely, with mechanical, electrical and plumbing work as the focus. Window installation and storefront work will begin in February, and the project is scheduled to be complete in July 2021.

PERSEVERANCE

Mechanical, electrical and plumbing work is finishing up at both 1505 and 1517 Vine Street, as part of the Perseverance project. Residential units at 1511 Vine Street are expected to be finished by mid-February, and final cleaning of both residential as well as the commercial space is wrapping up. Additionally, plaster and final repairs are going on at 1513-1515 Vine Street.

WILLKOMMEN

Construction is underway at each of the four sites that comprise the Willkommen project. The podium deck at 1602 Pleasant has been poured, and foundation work is ongoing at 1510-1512 Moore and 213 Woodward streets. Installation of permanent power is wrapping up at the sites at Yukon and Woodward streets while insulation installation is ongoing at 20 E 15th Street.
