January 2019 Project Updates

4TH & RACE

At 4th and Race, crews are making steady progress on the project’s foundation and were able to successfully replace two fire hydrants this month. Existing excavations have been pulled for the Elm Street retention system and work continues on grouting micro piles and installing H-piles for the 4th street western retention system. The drilling of auger cast piles will begin in the coming weeks along with the removal of the last interior existing footings and backfill. BEHLEN

After a slight delay due to a partial masonry wall-failure, crews are back to work on the Behlen Building. The troubled wall has been stabilized, masonry repair work is underway, demolition work has been completed, and original storefronts have been uncovered.

COLUMBIA FLATS

The Columbia renovation is making great progress—structural framing and repairs are completed, and crews are working to lay the new sub-floor throughout the entire building. The interior framing has begun, and next month crews will start MEP rough-in.

COURT & WALNUT

Things are running smoothly over at the Court & Walnut project. The sliding entrance for the new Kroger grocery store has been installed and the parking garage is expected to be finished by Feb. 18. Final adjustments are being made to the garage elevators, work on the Walnut Street and Central Parkway streetscape is in progress, and the west shearwall is currently being framed. COURT STREET CONDOS

At the Court Street Condos, structural work and framing is ongoing and façade repair and utility work are underway. Repair and replacement of the roof is also in process. Crews will soon begin to install new windows and start on mechanical rough-ins.

ELM INDUSTRIES

Poor weather conditions have slowed the roof replacement for Elm Industries, but progress has been made on foundation work for the new elevator and staircase, as well as electrical and plumbing work throughout. The interior walls are being framed and ongoing repairs to the existing wood structure are underway.

MEINERS

The Meiners Building is coming along nicely. The interior walls are being framed, and electrical and plumbing work is ongoing. The interior wood structure has been fully repaired and the floors have been leveled. The new elevator shafts have been installed up to Floor 4, and historic replacement windows have been mocked up and installed on the first floor.

RENNEN & BEECHER FLATS

At Rennen & Beecher Flats, final touches are being made to the interior of the units, several of which are already available. Additionally, exterior sitework is wrapping up, as crews are doing landscaping as well as working on the parking lot. A driveway gate is expected to be installed soon, as well.
