February 2014 Project Update


Concrete construction has continued above grade up to level 3. Construction of the garage speed ramp is now above grade and 100% complete up to level 2. Decking and form work continues. The “martini glass” columns for the first floor are 100% complete and illustrate the full ceiling height of this ground floor commercial space. A full-scale mock up of the façade for the project is nearly complete and can be viewed along the Fifth Street side. Construction of mechanical, electrical, and plumbing continues below grade and is roughly 15% complete. Backfill up to level 1 is expected to be complete by the end of February.


Republic Street Lofts condominiums are on the market. Two of the nine have sold or are under contract. Pricing and floorplans can be found at www.otrliving.com.

1307 Republic has four units looking more and more complete each day, with paint finished, floors sanded and stained, bathroom tile installation ongoing, and kitchen cabinetry being installed. Drywallers are finished in 18 W 13th and paint will be going on the walls beginning next week, with flooring contractors close behind. The single-family home at 20 W 13th is framed and mechanical and plumbing rough-ins are underway. The project is expected to be complete in April.


Taft’s Ale House will occupy the historic St. Paul’s Church building and is targeting an opening date in the Fall of 2014. The brewpub will be a full-service restaurant and bar serving local beer as well as a wide variety of options brewed in-house.

A groundbreaking / construction kick-off will be held at 11:00am on Friday, March 7th at 1429 Race Street (future site of Taft’s Ale House).


Only two of the original Park Haus Homes remain unsold. Those two projects continue to move forward through the stages of planning and due diligence with the goal of being under construction in the next few months.


Mercer I: The sixteen units that comprise Mercer Historic and Mercer Townhomes are all sold or under contract. The twelve condos of the One Mercer project will be on the market in February, and information is available now at http://otrliving.com/.

Mercer II: 3 buildings will be turned over to leasing agent McCormack Baron Regan by late February. All units will be complete by April in the rehabs.


City Studios Architecture has completed the design for this LEED Silver building and 3CDC is in the process of selecting a General Contractor. Initial stabilization work will begin in March of 2014.


Fourteen rental units are now available at the corner of 15th and Republic Streets. One and two bedroom units are available for viewing. Inquiries should be submitted through www.OTRLiving.com


Conceptual design work is underway on a mixed use development at the corner of 15th and Vine Streets that will combine new construction and four historic structures to potentially add over 30-35,000 sf of office space and 10,000 sf of commercial space to Over-the-Rhine.
