April 2019 Project Updates

RENNEN & BEECHER FLATS

At Rennen & Beecher Flats, a driveway gate has been installed and landscaping work continues. Various units are available for sale, and three street-level commercial spaces are now leasing.

MEINERS

At The Meiners Building, drywall has been finished and primed on floor two and drywall installation will continue onto the upper floors. The new roofing has also been installed and window installation will begin shortly.

ELM INDUSTRIES

Great progress has been made at Elm Industries this month. Crews are pouring new first-floor concrete and have been working to enclose the new elevator lobby. On the second floor, drywall installation has begun, and on the third and fourth floors, framing and rough-ins are ongoing. At the western elevation, window installation is in progress and work will begin shortly on the east façade (including the cornice rebuild).

COURT STREET CONDOS

At the Court Street Condos, crews are hard at work in both the east and west sets of buildings. In the east group of buildings, crews are currently working on framing and installing fire-rated ceilings, in addition to continuing work on mechanical, electrical and plumbing rough-ins. Drywall installation continues in the west groups of buildings, as do stair repairs. Meanwhile, insulation work and fire escape modifications are ongoing at all buildings. Additionally, framing for the storefronts has been completed.

COURT & WALNUT

In the 18 months since construction began at the Court & Walnut project, incredible progress has been made and that was celebrated in the topping out ceremony that happened in mid-April. Since the celebration, residential air conditioning units have been installed on the roof, a concrete slab has been installed over the residential elevator shaft, and inspections are underway for floor 11. COLUMBIA FLATS

Crews are working to hang and finish drywall throughout the southern portion of the building. As for the north half of the building, framing and rough-ins will continue with drywall installation to follow. In the next month, windows will be delivered and installed.

BEHLEN

Framings and rough-ins continue at the Behlen project for floors two through five. New openings are being created for the 1432 building, and windows have been ordered and will be installed later this spring. Additionally, work on the elevator shaft is underway and the storefront structural rebuild for the 1432 building will begin soon.

4TH & RACE

At the 4th and Race project, a second tower crane has been erected and work on the foundation is progressing nicely. The underground plumbing and electrical conduit were completely installed on the east half of the site along Race Street and installation has begun on the northwest corner of the site. The first slab-on-grade was poured in April and the second pour is scheduled for May 1. In the coming weeks, boring will begin under Elm Street.
