April 2017 Project Update

EMPOWER MEDIAMARKETING

At the future home of the Empower MediaMarketing headquarters, the air handler units were recently craned in and set on the 4th floor housing. The west elevation windows are currently being installed, and will be followed by the south, east, and then north elevations. An electrical inspection has been scheduled for early May, after which the timeline for bringing permanent power to the building will be established. Additionally, electrical, plumbing, and mechanical HVAC rough-ins are ongoing on all floors. Construction continues to progress on-time, and is expected to be completed by August.

THE GLASSMEYER

Over the course of the last month, work on the Glassmeyer condominium building has moved along at a steady pace. The exterior of the building is starting to take shape as brand new windows have been installed, roof work is complete, and exterior trim work is underway. Inside the building, the mechanical, electrical and plumbing systems are roughly 50% complete, with insulation and drywall currently being installed in these areas. In the courtyard, crews are nearly finished framing the balconies and are beginning work on the exterior stairwell.

MUSIC HALL

Crews continue to make significant progress throughout the hall with each passing week. In Springer Auditorium, the drywall ceilings on the orchestra level are being finished, and the acoustical walls at the back of the balcony have been hung and finished, in addition to receiving a first coat of paint. Various painting has begun elsewhere in the building, as well. Repairs to the molding at the bottom of the ceiling cove in Corbett Tower were also completed. THE STAFFORD

Renovation at the Stafford is coming along nicely. Crews are in the process of laying hardwood and tile floors, while wardrobe units with shelving and doors are currently being assembled and installed. In addition, skylights are going in and exterior tuck pointing is nearly complete. Crews have also begun to prep the building for exterior paint.

ZIEGLER PARK

In the garage area at Ziegler Park, the office has been drywalled and installation of the elevators in both portals is scheduled to begin next week. Final underground plumbing inspections took place in the pool area, and the pool deck is being prepped for concrete pour. 15TH & VINE

At 15th and Vine, foundation work continues and should be completed within the next few weeks. Crews are currently coordinating new utility service for the site and have poured the trench that will bring new electric service to the site. Steel work will also begin in the coming weeks, and will provide the structural base for the new building. Leasing information is available on the 3CDC website.
