A Second Renaissance Revival building constructed in 1888, Meiners has been renovated to create an incredible space for an office or restaurant. The historic structure is also situated near the Behlen Building and numerous other restaurants, offices, and retailers in Over-the-Rhine. Elm Industries

NOW LEASING – FOUR TURNKEY OFFICE SPACES!
Originally built as a carriage and wagon factory, Elm Industries is a rare industrial property south of Liberty Street, located at 1537 Race Street. This easily recognized building, which has beautiful facades on both Pleasant and Race streets, is also situated along the streetcar line. This unique building yielded roughly 13,500 square feet of office space spread across three floors and nearly 5,400 square feet of street-level commercial space.
Court & Walnut

This development was a partnership between 3CDC, Kroger, North American Properties, Northpointe Group and Rookwood Properties. Completed in the fall of 2019, 3CDC led the development, which resulted in an 18-story mixed-used development that includes a grocery store, parking garage, and residential units. Kroger owns and manages the 45,000 SF grocery store, which includes a full-service grocery store on the first floor and a food hall, bar, and wine/beer sales on the second floor. 3CDC owns and manages the 560-space parking garage, which includes 139 residential spaces and 139 spaces reserved for Kroger customers and employees, in addition to public parking. Lastly, North American Properties, Northpointe Group, and Rookwood Properties owns and manages the residential portion, which includes 139 market-rate apartments.
COURT & WALNUT PROJECT UPDATES
Cincinnati Convention Center

Located in the heart of Downtown Cincinnati, at 55-years-old the Cincinnati Convention Center was in need of significant updates to make it more attractive, useful, flexible and environmentally friendly in a way that would last for decades.
At the request of the City of Cincinnati and Hamilton County, 3CDC led the effort to reimagine the space. The upgraded building’s exterior design features an elongated glass façade while the inside houses 12,000 square feet of modernized, extended exhibit hall space, upgraded meeting and ballrooms, as well as major improvements to building systems and technology making it much more energy efficient. The project also includes a two-acre park and outdoor convention space across Elm Street on the former Millennium Hotel site that was adjacent to the convention center. 3CDC hired Messer Construction to serve as construction manager who worked in partnership with Triversity Construction and Jostin Construction. The project broke ground in July 2024 and was completed, in just 18 months, in December 2025.
The revamped convention center will be complemented by a convention headquarters hotel conveniently located directly across the street, just south of the convention center. Portman Holdings, a developer with experience overseeing many similar projects, has been recommended by stakeholder groups in the Cincinnati region to enter into exclusive negotiations with 3CDC to serve as the developer of the hotel. The hotel will include 700 rooms, 62,000 square feet of flexible meeting space, a full-service 3 meal restaurant and outdoor bar overlooking 5th Street, an outdoor event terrace including a lawn and deck, and a skybridge connecting to the convention center. It will join the Marriott Hotels brand portfolio and anchor Cincinnati’s reimagined Convention District, marking a major milestone in the city’s efforts to transform the area into a premier destination for large-scale meetings, events and tourism. Construction is expected to begin in Q4 2025.
CONVENTION DISTRICT PROJECT UPDATES
84.51° Headquarters

The site at the northwest corner of 5th & Race streets previously served as a city-owned parking lot, and was long considered underutilized prime real estate in the heart of downtown. In February 2012, dunnhumbyUSA chose 5th & Race for the site of its new headquarters building, necessitated by the company’s rapid growth as well as the impact the I-75/Brent Spence Bridge expansion was expected to have on the company’s headquarters at 444 W. 3rd Street.
In April 2015, it was announced that Kroger had purchased dunnhumbyUSA from parent company, Tesco, and the new organization would be renamed 84.51° in a nod to the new office building’s longitudinal coordinates.
3CDC, serving as the City’s development manager for the site, worked with the organization to execute a development plan that includes an 1,100-space parking garage – both below and above grade – as well as approximately 30,000 SF of commercial space along 5th, Race and 6th streets, and a 280,000 SF office building for the new 84.51°. The project broke ground in January 2013 and was completed in May 2015, when the organization’s employees moved into their new home. However, the parking garage, which features Level 2 charging stations for up to six electric vehicles at a time, opened prior to Thanksgiving 2014. 15th & Vine

The buildings and vacant lots located at 1425-1437 Vine Street and 5 W. 15th Street were redeveloped into a single five-story mixed-use property consisting of approximately 45,000 SF of open office space and 10,000 SF of ground floor retail space. Featuring roughly 10,000 SF of office space per floor (with the exception of the 7,000-square-foot fifth floor, which also features an 1,800-SF rooftop terrace), this project was created in such a way that it could suit a single tenant or several on each floor. 3CDC built the building on spec, recognizing the high level of demand for office space in the neighborhood, particularly with a focus on space in the 10,000 SF range. Several floor plate options were studied to balance construction cost and leasable floor space. The unique design integrates four existing historic buildings with modern new construction. The building was completed in April 2018, and all the space had been leased by fall 2018, with Bonobos, Pursuit, A World of Beads and Sacred Beast filling the street-level commercial spaces, and co-working concept Spaces occupying the buildings upper four floors.
