Perseverance

Perseverance includes the renovation of three existing historic buildings and infill construction on one vacant lot at the western 1500 block of Vine Street. 3CDC partnered with Over-the-Rhine Community Housing (OTRCH) to develop 32 residential apartments – 100% affordable units, available to people making 50-60% of the Area Median Income (AMI) – and five street-level commercial spaces. Perseverance is part of the larger Affordable Housing strategy 3CDC is executing with several partners, including OTRCH. The commercial portion of the development was finished to a white box level. This development has provided a huge visible impact to the northern portion of Vine Street south of Liberty Street, and the historic and new construction buildings have also achieved Enterprise Green Communities Certification (renovation) or LEED silver certification (new construction).

Memorial Hall

Memorial Hall is a 550-seat performance and event space located across from Washington Park and directly south of Cincinnati Music Hall. The structure, built in 1908 as a memorial to war veterans and owned by Hamilton County, is individually listed on the National Register of Historic Places. The building was officially re-opened on December 2, 2016.
In addition to being an historic building, Memorial Hall is also unique in the size of audience it serves. Among notable performance venues in Cincinnati, Music Hall, Procter & Gamble Hall at the Aronoff Center, and the Taft Theater can all accommodate 2,500 patrons or more and the Aronoff’s Jarson-Kaplan Theater and Fifth Third Bank Theater both have less than 450 seats. That contrast makes Memorial Hall the perfect medium-sized venue, with a capacity of 550.
Together with Hamilton County and the Cincinnati Memorial Hall Society, 3CDC brought much-needed upgrades to the hall, including air conditioning, modern restrooms, a modern catering kitchen, theatrical and audio/visual upgrades, and historic restoration throughout.

Meiners & Behlen

NOW LEASING – FIVE TURNKEY OFFICE SUITES!
A Second Renaissance Revival building constructed in 1888, Meiners has been renovated to create an incredible space for an office or restaurant. Located at the northeast corner of 15th and Vine streets, Meiners is across the street from 3CDC’s 15th & Vine office project. The historic structure is also situated near the Behlen Building and numerous other restaurants, offices, and retailers in Over-the-Rhine. This project yielded five turnkey office suites with eight-foot tall windows and new flooring, windows and lighting throughout.

Imagination Alley

The reimagination of Imagination Alley involves the transformation of a small pocket park into an outdoor oasis in the heart of Over-the-Rhine’s Vine Street Business District. While the space has great potential, given its location within the business district and proximity to so many residents, it has been underutilized in recent years. It has also become an area with public safety issues and challenges.  Recognizing both the current issues and the potential of the space, the City of Cincinnati issued an RFP seeking a property manager of the space, ultimately selecting 3CDC to serve in this role.
After being selected by the City for the project, 3CDC focused on conducting community engagement sessions to gauge what the public wanted to see in a reimagined Imagination Alley. The organization engaged The Storefronts Team of the Miami University Center for Community Engagement, based in OTR, to conduct several community workshops and engagement sessions, followed by a survey of nearby residents, employees, and small business owners.
Design plans were formed based on the community feedback, and construction finished in September, 2021. The mosaics for which the park is known—including the arched entryway—have been preserved, as have all existing trees. Renovations include new plantings, public art, additional lighting, and expanded seating. The changes will allow the park to accommodate more community events like movie nights and block parties.

Fountain Square

The renovation of the Fountain Square North parking garage and the above-grade public plaza was critical to reinvigorating this premier public gathering space in the heart of downtown Cincinnati. The renovation itself and support from generous sponsors has resulted in free, fun, programmed events and activities on the Square nearly every night of the week, all year long. The renovation continues to bring people back to downtown Cincinnati in record numbers and has resulted in the investment of nearly $403 million in additional private dollars in the Fountain Square District and Backstage District. It continues to serve as a catalyst for new residential, retail and restaurant venues.

Elm Industries

Originally built as a carriage and wagon factory, Elm Industries is a rare industrial property south of Liberty Street, located at 1537 Race Street. This easily recognized building, which has beautiful facades on both Pleasant and Race streets, is also situated along the streetcar line. This unique building yielded roughly 13,500 square feet of office space spread across three floors and nearly 5,400 square feet of street-level commercial space.

Court Street Condos

Court Street Condos is 3CDC’s first residential project south of Central Parkway. The project includes a total gut renovation of six historic buildings along the north side of Court Street, just across the street from the organization’s Court & Walnut project, which includes the new Kroger grocery store. The renovation will yield 16 condo units and 4-5 street-level commercial spaces.

City Gospel
Mission Center

The City Gospel Mission’s former shelter facility was located on Elm Street in Over-the-Rhine. Limited space and a landlocked site required their clients to wait outside the facility each afternoon for a chance to receive food and shelter, and to exit again in the morning. The new facility on Dalton Street houses 74 emergency beds for men; 36 transitional housing beds in a separate building for the Exodus Recovery program; improved sleeping arrangements offering more privacy; full day services with programming that eliminates forced exit during daytime hours; an increased ratio of case workers to residents; and shared facilities with both a physical training and employment agency.
City Gospel Mission is part of the five-facility system called for in Cincinnati’s Homeless to Homes Plan, which aims to provide comprehensive services necessary for homeless individuals to obtain and maintain housing.

15th & Vine

The buildings and vacant lots located at 1425-1437 Vine Street and 5 W. 15th Street were redeveloped into a single five-story mixed-use property consisting of approximately 45,000 SF of open office space and 10,000 SF of ground floor retail space. Featuring roughly 10,000 SF of office space per floor (with the exception of the 7,000-square-foot fifth floor, which also features an 1,800-SF rooftop terrace), this project was created in such a way that it could suit a single tenant or several on each floor. 3CDC built the building on spec, recognizing the high level of demand for office space in the neighborhood, particularly with a focus on space in the 10,000 SF range. Several floor plate options were studied to balance construction cost and leasable floor space. The unique design integrates four existing historic buildings with modern new construction. The building was completed in April 2018, and all the space had been leased by fall 2018, with Bonobos, Pursuit, A World of Beads and Sacred Beast filling the street-level commercial spaces, and co-working concept Spaces occupying the buildings upper four floors.
