3CDC Secures Purchase Agreement for Former Garfield Suites Hotel
Acquisition of Key Property Unlocks Major Redevelopment Opportunity
CINCINNATI (April 16, 2026) – Cincinnati Center City Development Corp. (3CDC) has secured a purchase agreement for the Garfield Suites Hotel, a 16-story structure originally constructed in 1981 located at 2 Garfield Place in Downtown Cincinnati. In August 2025, the building became available for purchase through a receivership sale listing, with Jeff Lane, CEO of Columbia Township-based Prodigy Properties, serving as the court-appointed receiver. 3CDC was one of multiple entities to submit an offer to purchase the building. After reviewing these offers, the receiver opted to enter into a purchase agreement with the non-profit developer. The sale of the property is expected to close imminently.
Garfield Suites has sat vacant for approximately 10 years, undergoing various renovation efforts from the previous owner that never came to fruition. Its location in a critical stretch of Vine Street – near the recently renovated Downtown Cincinnati Library and just a block away from the revitalized Court Street Plaza – makes it a key asset and offers a significant development opportunity along one of the urban core’s main thoroughfares.
3CDC has been focused on this area – the northern section of Cincinnati’s Central Business District – for several years. The non-profit developer and its partners have invested nearly $125 million in the Court Street Plaza area since 2021, and the organization views the section of Vine Street stretching from roughly 7th Street to Court Street as critical to connecting the vibrancy of the Fountain District with the energy of Over-the-Rhine. 3CDC is focused on activating that section of Downtown to create a seamless experience for those strolling from Fountain Square up Vine Street to the historic OTR neighborhood.
Although no plans have been finalized, 3CDC envisions converting the building into a mixed-use development.
“We recognize the importance of this building as a prime connector between the Fountain District, Court Street Plaza, and Over-the-Rhine,” said Katie Westbrook, Executive Vice President of Development for 3CDC. “It’s critical to reactivate this site along Vine Street, and we’re in the beginning stages of analyzing potential development plans.”
