Over-the-Rhine condos built by HGC Construction attract buyers with 'green'

Lofts of Mottainai, the first LEED Silver condominiums in OTR, sell out!

CINCINNATI, OH (February 19, 2010) „Ÿ Condominiums built by HGC Construction in Over-the-Rhine that earned recognition for their sustainable design have sold out „Ÿ demonstrating the demand for "green" urban living spaces in Cincinnati.

HGC, a leading builder of sustainable design in urban areas, completed the Lofts of Mottainai in Cincinnati's Over-the-Rhine neighborhood less than a year ago. The condominium complex won a Leadership in Energy and Environmental Design (LEED) Silver rating from the U.S. Green Building Council. It is the first certified LEED Silver condominium complex in Over-the-Rhine and the first in the LEED for Homes Mid-Rise program in downtown Cincinnati.

HGC constructed the eight sleek loft condominiums by renovating two 100-year-old buildings that are four stories high.  The Lofts of Mottainai are located at 1222-1224 Republic Street.  Wichman Gunther Architects designed the project. Northpointe Group/B2B Equities were developers.

"Our renovation of these historic structures serves as a perfect model of how older buildings can be brought back to life using environmentally responsible materials to create beautiful and  energy-efficient living spaces in an urban setting," said Mike Huseman, President of HGC Construction.

“This is very significant, said Steve Leeper, president and CEO of 3CDC.  "HGC Construction and everyone involved in this project should be proud.  Creating green urban living spaces that attract new homebuyers to Over-the-Rhine will help drive the momentum for the neighborhood's success."

Green elements of the Lofts of Mottainai

Green elements involved in constructing the Lofts of Mottainai include reuse of reclaimed brick and wood joists; low VOC paints; bamboo and cork flooring; Energy Star HVAC systems and appliances; water-saving plumbing fixtures such as low-flow showers and dual-flush toilets; compact fluorescent lighting and drought-tolerant plantings.

The Mottainai loft homeowners also enjoy an eco-friendly lifestyle that will save them money with smart energy meters, high efficiency HVAC systems, energy efficient lighting and appliances and the convenience of bike racks and a recycling cove.  Interiors have Quartz countertops, translucent paneling made from recycled two-liter bottles and a modern feel with bold Asian color accents.  Outdoors, the owners enjoy roof-top decks, balconies and patios.

Other urban condos sold

HGC Construction also constructed the Duncanson Lofts, a 25-unit condominium complex located in six buildings at the corner of 12th and Vine in Cincinnati's Gateway Quarter. These possess striking architectural features inside and out, with gorgeous bay windows offering dramatic city views.
