Sweet Petit is nearly complete. Equipment is being installed now and the shop will be open for business as soon as building inspections are complete.
The Eagle Food and Beer Hall is a restaurant and bar celebrateing straightforward, American fare; 100 different beers; and the sounds of blues music. Most prominently, the restaurant will serve antibiotic free, all natural, fried chicken. Bar snacks, delicious salads, and a few sandwiches will also be available. Approximately 100 beers ranging from stouts, lambics, porters, lagers and ales will be offered. The Eagle will open December 1st in two commercial spaces at Trinity Flats on Vine Street.
Build-out of the approximately 40-seat restaurant is about 33% complete and the restaurant is scheduled to be open early December. Plumbing and Electric rough-ins are complete and the hood is installed; HVAC crews are onsite now. Finishes such as banquettes and bar millwork are being fabricated offsite and will begin arriving onsite the first week in November.
dunnhumby Centre received its first concrete pour at street level last week, reaching one of the key milestones in building construction. Concrete work on the below-grade parking levels is complete and construction of the street-level commercial space will now be visible to passersby. The project is expected to be complete in early 2015.
Both buildings are anticipated to be complete by the end of November, with new resident move-in by December 1st.
All units are sold! The commercial space is still available for lease.
Phase I: Eight of the 11 Mercer Historic units have sold, and two are under contract. Marketing materials for the new Mercer Townhomes (5 units) are available on line and the homes are on the market. The One Mercer mixed-use building on Vine Street (12 units) is scheduled for completion in January 2013. The Vine Street sidewalk has been poured and has reopened to pedestrians.
Phase II: Drywall is underway or complete in 5 of the 10 rehabs. Paint and finishes have begun in two of them. On the new construction building, wood framing is complete through the 3rd floor.
The residential units are for sale! Information on each unit can be found at OTRLiving.com . Each unit is 1BR, a studio, or a 1BR + studio and shares access to the rooftop patio on the sixth floor. Two of the ten units are under contract. The commercial build-out (Salazar) will be finished and open for business in mid-December.
Park Haus currently features five fully renovated homes and one home under construction. The remaining five buildings are under contract while buyers finalize details on construction financing.
Republic Street Lofts feature studios and one-bedroom units from $94,900 - $229,900.00. Most units feature on-site parking. OTR Living staff will continue to host open houses and take appointments for private showings.
Lease negotiations are underway for a bar/restaurant tenant to occupy the historic structure. The doors could be open for business as early as Fall of 2014.
Drywall is hung in 1307 Republic. 18 W 13th is nearly finished with framing and mechanical rough-ins complete, and hardwood flooring is being installed. Masonry at 20 W 13th is being repaired so that windows can be hung and finish work can begin. Eight condos are expected to be complete in January/February and the single-family home at 20 W 13th will be completed shortly after.
City Studios Architecture has completed the design for this LEED Silver building and 3CDC is in the process of selecting a General Contractor. Construction will begin later this year.
Construction is progressing on schedule for completion this month, at which point unit layouts and pricing will be announced. Buildings have entered trim carpentry stage and landscaping has begun.
The new sales center at 1430 Race is nearly ready for move-in! As soon as Westfalen II passes all inspections, the OTR Living sales team will move into their new headquarters.
