March 2016 Project Update

ZIEGLER PARK

Since breaking ground in mid-February, crews have been hard at work excavating the site of the future below-grade parking garage. Included in the excavation has been the demolition of light wells adjacent to Alumni Lofts and retaining walls along Sycamore Street. In addition, crews are in the process of installing an earth retention system around the perimeter of the site – starting from the corner of Broadway & 14th Streets and proceeding south toward Alumni Lofts.

ENCORE URBAN LIVING

Crews have continued work on the seven-level, above-grade garage in anticipation of a summer completion. 3CDC is currently accepting requests for monthly parking passes. In addition, two street-level commercial spaces, totaling 6,890 square feet, are available for lease.

YMCA

Work is progressing nicely at the Central Parkway YMCA. Drywall finishing has been completed, windows are in the process of being installed, and painting is underway. In addition, the installation of new flooring throughout the building is scheduled to begin in the next 30 days.

THE ALLISON

Construction is in full swing at the Race Street Condos, as foundation installation, electrical and plumbing installation, and first-floor structural masonry and steel work were all completed in March. Also on the first floor, a portion of the concrete slab will be poured next week. Meanwhile, on the second floor, joist framing and masonry work are both in progress. Outside the building, the primary façade’s finished masonry work is scheduled to begin in mid-April.

MUSIC HALL

Although Music Hall is still open for performances until May 2016, crews are actively at work in various areas throughout the building. Crews are currently pouring concrete for the Cincinnati Symphony Orchestra (CSO) Office mezzanine, as well as completing in-slab rough-ins. In addition, structural footings are being excavated in the north and south carriageways. Crews are simultaneously doing underground work for plumbing in the south carriageway. Meanwhile, in the paint shop, steel columns are being reinforced for the new rehearsal room above, and asbestos removal is ongoing in the basement.

MEMORIAL HALL

Excellent progress is being made on the renovation of Memorial Hall, as crews are currently pouring a concrete foundation for the new addition on the rear of the building. The new addition will provide backstage cross-over space, new centrally located restrooms, a modern catering kitchen, and room to host mechanical units to support the new heating and air conditioning infrastructure. In addition, layers of paint have been removed from the front doors to uncover beautiful bronze doors. The doors will be refinished to maintain a bronze look that is in line with the building’s aesthetics. Meanwhile, additional windows and doors are being restored off-site. Inside the building, mechanical, electrical and plumbing work has continued.
